Which Alanya neighbourhood suits you?

Which Alanya neighbourhood suits you?

There is no "best neighbourhood" in Alanya — only an answer to "best for whom". Six areas below, with their advantages and, plainly, their drawbacks.

Mahmutlar — liquidity and movement

Ten kilometres east of the centre, the district's most international quarter. A long shoreline, a walkable high street, cafés open all year. Plenty of buyers and plenty of sellers, which makes both buying and selling easier.

Works for: A first-time buyer abroad, someone who wants international neighbours and a life without a car.
Does not work for: Anyone after quiet. It is crowded in summer and densely built.

Oba — life all year

Grown into the centre; the schools, the hospital and the shopping centre are here. Turkish and foreign families live side by side.

Works for: Families with children, and anyone building a life rather than a holiday.
Does not work for: Anyone who must walk to the sea — most of Oba sits a few kilometres inland.

Kestel — quiet, close to the water

A narrow strip between sea and mountain. Apartments within walking distance of the water cost less than in the centre.

Works for: Someone who wants the shore without the crowd.
Does not work for: Anyone looking for nightlife and variety; evenings are quiet.

Kargıcak — villas and privacy

Detached houses on the slopes, set among gardens. No tower blocks.

Works for: Anyone who wants a garden, a pool and a view that will not be built over.
Does not work for: Anyone not planning to drive. Everything here is a drive away.

Tepe — the view and the old fabric

Below the castle, the oldest part of town. Building is limited, so the view is permanent.

Works for: Someone who wants to be inside the city but away from its noise.
Does not work for: Anyone after a large, new, level-access flat; the streets are steep and the stock is thin.

The centre — everything at hand

Kleopatra beach, the marina, the bazaar. Short-let demand is highest here.

Works for: Anyone putting rental return first.
Does not work for: Anyone expecting a quiet summer.

Three questions before deciding

First: how many months a year will you be here? Someone staying three months does not need what someone staying twelve needs. Second: will you drive? That single answer halves the options. Third: will you sell this in five years? If you will, liquidity matters most; if you will live in it, the surroundings do.

We match properties to those three answers. Tell us yours and we will rule out the areas that do not fit before you spend a day on them.
