Luxury Villa in Kargıcak with Pool and Forest Views
€375,000
A villa district on slopes that fall towards the sea, set among olive and avocado groves. No towers; the plots are generous and the neighbours are far apart. If what you want in Alanya is privacy and a view, this is where it is. In exchange a car is essential — every trip to the shop, the beach or school is a drive. It makes sense for a home rather than a summer flat, and the best plots here rarely reach a listing.

A villa area set on the slopes that descend towards the sea, nestled among olive and avocado groves. It begins just east of Mahmutlar, and the higher you go, the sparser the development becomes and the larger the plots.
Quiet. There are neighbourhood markets and small shops for basic needs; for larger shopping, the hospital and social life, people go down to Mahmutlar. For this reason a car is necessary for most homes in Kargıcak, and most buyers take this into account from the outset.
Approximately 5 km to the centre of Mahmutlar, approximately 17 km to the centre of Alanya. Gazipaşa Airport is approximately 25 km away. From the houses on the slopes, the drive down to the beach takes 5–10 minutes.
Detached villas with private pools, low-rise boutique complexes and building plots. Sea views are available in almost the entire area; the real difference lies in how open the view is and in the size of the garden. New villa projects are generally small in scale, with just a few units.
For buyers who want a house with a garden and privacy rather than an apartment wall to wall with the neighbours. Families who wish to stay away from crowded complex life and who also spend time in Alanya in winter prefer this area.
The questions buyers ask most often about Kargıcak, answered.
For most homes, yes. There are grocery shops and small local businesses, but for larger shopping, the hospital and social life you need to go down to Mahmutlar; and for the houses on the hillside, walking down to the beach is not realistic either.
The character of the area is that of villas. The apartment stock is limited to low-rise boutique complexes; buyers who want a garden, a pool and privacy choose a villa here, while those looking for complex facilities and low maintenance fees turn to Mahmutlar.
Almost every plot has some kind of view; the difference lies in how open that view is. At the lower levels, houses can block one another, while the higher you go, the wider the view becomes – and the price rises accordingly.
It is suitable for long-term appreciation and personal use. For short-term rentals, however, the location is a disadvantage: holidaymakers mostly want a beach and restaurants within walking distance, and Kargıcak does not offer this.
