Mahmutlar
Alanya's most international neighbourhood and its most liquid market. A long stretch of shore, a walkable high street and cafés open year-round; there are plenty of buyers here, and plenty of sellers. Liquidity is an advantage and also noise: finding the genuinely good apartment among hundreds that look alike takes time. Some of the newer buildings went up fast — we look at the building itself before anything enters the portfolio.

About Mahmutlar
Alanya's most international neighbourhood and its liveliest property market. It lies east of the centre, laid out as a long strip between the sea and the foothills of the Taurus Mountains. Seeing several languages at once on street signs, restaurant menus and estate agency windows is simply the norm here.
Daily life
Supermarket, pharmacy, bank, hospital, gym, market — all of it is within the neighbourhood and within walking distance. The promenade running along the shore works like the neighbourhood's main square in the evenings. Because the international population is large, many shops and businesses serve customers in foreign languages.
Getting around
It is approximately 12 km to the centre of Alanya, 20-25 minutes by dolmuş. Gazipaşa Airport is approximately 30 km away — making Mahmutlar one of Alanya's most conveniently connected neighbourhoods for air travel. Antalya Airport is approximately 135 km away.
Housing stock
Multi-storey complexes with pools and extensive communal facilities predominate. On the same street you may find an affordably priced flat built before 2010 standing next to a newly completed luxury residence. This variety makes Mahmutlar the easiest area to match with a buyer who has a set budget.
The investment side
This is where properties change hands most frequently. Many listings, many buyers; in other words, you have choice when buying and it is relatively easy to find a buyer when selling. On the rental side, the summer season is strong, and demand for long-term tenants continues through the winter months.
Frequently asked about Mahmutlar
The questions buyers ask most often about Mahmutlar, answered.
There are three reasons: a neighbourhood where everything is within walking distance, a large stock of homes to suit every budget, and a lively market in which buying and selling move quickly. You will not find these three together to this extent in any other neighbourhood of Alanya.
The price advantage is real, but the management of the building matters just as much as its age. Do not decide without asking what the maintenance fee (aidat) covers, when communal works such as the roof, the lift and painting were last carried out, and whether the site management operates in an orderly manner.
Noticeably. Within the same complex, an upper-floor apartment with an open view is considerably more expensive than a lower-floor apartment without a view. Whether the view might be blocked in future can be established from the zoning status of the plot opposite.
No. The summer population rises noticeably, but the neighbourhood has a large resident population living there all year round; most shops stay open in winter as well.
