Oba

Grown into the centre and lived in all year. Schools, a hospital, a shopping centre and the green gaps left by the old orange groves sit side by side — the first place buyers look when they want a life in Alanya rather than a holiday. The stock is wide, so the price range is too: from older apartments with gardens to new-generation residences. That breadth makes choosing harder — the same budget buys two very different levels of quality here. Telling them apart is our job.

About Oba

Oba is the eastward continuation of central Alanya. Over the years it has grown so close to the centre that, in everyday life, no one notices the boundary between the two. It is a neighbourhood that lives all year round: residential complexes with their lights on in winter as well, shops that stay open, schools that are full.

Everyday life

A shopping centre, a hospital, schools, a market and a great many cafés and restaurants are all within the neighbourhood. For this reason, Oba is one of the few places in Alanya that people describe as "liveable without a car". The seafront strip has been laid out for walking and cycling.

Getting around

Approximately 3 km to the centre; from most complexes the beach is a 5-15 minute walk. The dolmuş (minibus) line runs throughout the day. Gazipaşa Airport is approximately 40 km away, Antalya Airport approximately 125 km.

Housing stock

The emphasis is on complexes with a pool, security and social facilities. There is a broad range, from 1+1 apartments up to 4+1 duplexes and penthouses. Projects on the sea side are more expensive because of the view and the location; as you move inland towards the town, the price for the same square metreage falls.

The investment side

Oba's strength is that it is in demand all year round. Alongside short-term letting, it is easy to find long-term tenants among the foreigners living in Alanya and among Turkish families. This keeps the risk of the property standing empty below the Alanya average.

Frequently asked about Oba

The questions buyers ask most often about Oba, answered.

Yes, Oba is one of the areas in Alanya where this is easiest. The shopping centre, hospital, school, market and beach are within walking distance of most complexes, and the dolmuş line runs throughout the day.

Complexes within walking distance of the beach are noticeably more expensive than comparable projects further inland. If your budget is limited, two or three streets further in you can buy a larger apartment for the same price per square metre.

This is the area's greatest strength. Because it is a neighbourhood that is lived in all year round, there is constant tenant demand, both from Turkish families working in Alanya and from resident foreigners.

The amenities are similar, the density is not. While tourist traffic and noise peak in the centre during the summer, Oba remains more of a neighbourhood where settled, everyday life goes on.
