On the slopes below Alanya Castle, Tepe is the oldest part of town and the least changed. Narrow streets follow the hillside between pine trees, with the bay appearing between them — a fabric the new blocks never got into. What you are usually buying here is a view that stays: building on the slope is limited, so the odds of something going up in front of you are low. In exchange the streets are steep, parking is tight and the stock is very thin. A patient buyer's neighbourhood.
At the foot of Alanya Castle, the place where the city was first founded. In Tepe the streets are narrow and steep, the houses lean against one another, and grapevines and pomegranate trees grow in the gardens. This area, which new construction has scarcely touched, is what comes to mind when people in Alanya speak of the "old town".
The neighbourhood is small and everyone knows everyone. The bakery, the grocery shop and the coffee house are within walking distance; for larger shopping and health needs, you go down to the centre. The castle gate, Kızılkule and the harbour can all be reached on foot, which makes Tepe one of the neighbourhoods where people walk the most during the day.
Approximately 2 km to the centre of Alanya, and a ten-minute walk down to Kleopatra Beach. Because the castle road winds, reaching the centre by car takes a little longer than the distance suggests. Gazipaşa Airport is approximately 45 km away, Antalya Airport approximately 125 km.
There are no tower blocks in Tepe. What is sold here is generally a detached stone or reinforced-concrete house, a two- or three-storey building with a small garden, or a restored older home. Land is limited and conservation rules are strict; for this reason the stock is narrow and the number of listings for sale is always small.
For buyers looking for a house with a view and character, away from the crowds. Sea views are available on almost every plot here; on the other hand, there are no facilities such as complexes with lifts, pools or car parks. Tepe is chosen less for summer rentals than for living in or for long-term home ownership.
The questions buyers ask most often about Tepe, answered.
Almost none. As Tepe is a protected historic settlement, no new residential complexes are permitted. Most of the properties on sale are detached houses or restored older buildings; do not expect a lift, a pool or an indoor car park in these homes.
Three things: how open the view is, whether the house has been restored, and whether a car can reach the front door. A house on a narrow lane with no parking is noticeably cheaper than a house of the same size on the road.
Yes, the neighbourhood is lively all year round. However, the streets are steep and narrow; for someone who has difficulty walking, daily life here is more tiring than in the flat neighbourhoods in the centre.
For short-term holiday lets, the view and the proximity to the castle are an advantage. On the other hand, there are few listings, so the market price is hard to gauge; rental expectations should be based on actual contracts signed in the area.
